Real estate investment

Buying to let is one of the most solid ways to build wealth. The secret is buying well: in the right place, at the right price, with the numbers done before you sign.

01

Income

Properties chosen for genuine rental demand in the area.

02

Capital growth

Locations with medium-term growth potential.

Assets spread across several countries and currencies.

The whole process coordinated by me, wherever you live.

Investment strategies

There is no single ideal property for everyone. We choose the strategy according to your goal, timeframe and risk profile.

Long-term rental

Stable, predictable income, less management and strong demand in major cities and university areas.

Short-term rental

Potentially higher yields in tourist areas, with more management and local rules to follow.

Refurbish and resell

Buy below market value, add value through works and sell. Requires rigorous analysis of costs and timelines.

Prestige assets

Unique properties in rare locations — capital preservation and long-term growth.

Projects and land

Buildings, estates and land with tourism or development potential, for investors with a long-term view.

Off-market

Opportunities negotiated discreetly before they reach the market, with more room to negotiate.

Indicative, gross figures. Net yield is lower after taxes, service charges, insurance, management and void periods — which is why I always run a full simulation for each property.

Where I invest

Lisbon · Porto · Algarve · Silver Coast

Portugal

Strong rental demand, rising prices and great international appeal. Lisbon favours capital growth; Porto, the Algarve and the Silver Coast generally offer higher yields.

Côte d’Azur · Courchevel · Alps

France

A prestige market and a safe haven for capital. Non-residents can buy freely; purchases always go through a notary and furnished lettings have their own tax framework.

Selected opportunities

Spain

A neighbouring market to Portugal, with strong tourist and rental demand in the major cities and along the coast. I present occasional opportunities through local partners.

Selected opportunities

Brazil

A growing market with strong ties to Portugal. I follow occasional opportunities with local partners, presented to investors with the right profile.

Questions about investing

What is the difference between gross and net yield?

Gross yield is the annual rent divided by the purchase price. Net yield deducts taxes on rent, property tax, service charges, insurance, management, maintenance and void months. As a rule, net yield is 1.5 to 2 percentage points below gross — and it is net yield that should guide the decision.

Can I use the property as a holiday let?

It depends on the municipality and the parish. In Portugal, new short-term rental licences are possible again nationally, but several councils set containment areas — in Lisbon and Porto some areas no longer accept new licences. I always check the property’s situation before going ahead.

Is it still possible to get a Golden Visa by buying property?

No. Since October 2023, buying property no longer qualifies for the investment residence permit in Portugal. Other routes remain (such as investment funds), which should be reviewed with an immigration lawyer.

Can I get a mortgage as a non-resident?

Yes, Portuguese and French banks lend to non-residents, usually with a larger deposit than for residents and subject to an assessment of your income. I can put you in touch with trusted mortgage brokers.

How much do I need to invest to start?

It depends on the country and the strategy. I work with opportunities from a few hundred thousand euros up to multi-million projects. In our first conversation we set the total budget, including taxes and acquisition costs.
