Frequently asked questions
Buying property in another country raises many questions. These are the ones my clients ask me most.
Can I buy a property in Portugal without living there?
Yes. Anyone can buy, even while living in another country. You need a Portuguese tax number (NIF) and, as a rule, a Portuguese bank account. I handle the whole process with you, including video viewings and powers of attorney when needed.

How do I know if a property is a good investment?
Before any offer, I analyse rental demand in the area, the estimated gross and net yield, acquisition and running costs, and the potential for capital growth. You receive the figures in writing so you can decide with confidence.
What is an off-market property?
It is a property sold discreetly, without public advertising. Owners value privacy and buyers gain early access and more room to negotiate. Access is through my private list of investors.
What costs are there on top of the price?
In Portugal there is IMT (transfer tax) and stamp duty (0.8%), plus deed and registration. Since 2026, buyers of residential property who are not tax residents in Portugal pay IMT at a flat 7.5%. In France, notary costs are around 7% to 8%. I always run a full simulation before going ahead.
Is it still possible to get a Golden Visa by buying property?
Not in Portugal: since October 2023, buying property no longer qualifies for the investment residence permit. I always recommend confirming with an immigration lawyer.
Can I view the property remotely?
Yes. I carry out real-time video viewings, covering every detail you ask for, and send additional photos and videos. Many of my clients buy without travelling until the deed signing.
Do you only work in Portugal?
No. Through my international partner network, I follow opportunities in Portugal, France, Spain and Brazil, and search for off-market opportunities in other countries on request.
